Major Housing Developments Announced for Fort Smith, Bringing $100M Economic Impact

Executive leadership of ERC Holdings has announced the expansion of its housing developments in Fort Smith’s iconic Chaffee Crossing neighborhood, the region’s premier live-work-play destination.

“Today, we are pleased to announce five new subdivisions coming online in Chaffee Crossing,” said Rod Coleman, ERC chairman. “These developments will serve a range of clientele from affordable housing to luxury homes, providing much-needed housing inventory in our community.”

The new areas, which are projected to have a combined economic impact in excess of $100 million when completed, include:

Regency Place Phase II – Regency Place is the first for-sale affordable housing addition in Chaffee Crossing.
Phase II will begin Oct. 1, 2021 and be completed by Aug. 1, 2022; while the already-completed Phase I will
begin offering homes in Jan., 2022. Regency is located on West Chad Colley Boulevard.
 Floor plans include 3- and 4-bedroom homes with 2 and 2.5 baths.
 Prices start in upper $100K range.
 Built by Rausch Coleman Homes of Fayetteville, Arkansas.
 Economic impact upon completion: $30 million.

Abbington Creek – A luxury duplex development offering unique amenities, Abbington Creek will combine upscale residential with office and light commercial space. Located on Chad Colley frontage, Abbington Creek is expected to be open in late 2022.
 Luxury duplexes featuring 79 lots and consisting of 2- and 3-bedroom units with 2-car garages.
 Built by Justin Underwood, an active developer in the Chaffee Crossing area.
 Economic impact when completed: $25 million.

The Meadows at Chaffee – Delivering much-needed midrange single family housing to the area, The Meadows is located in the Fort Smith School District. The subdivision will be ready for occupancy in late 2022.
 Located on Wells Lake Road next to the new Pinnacle Park Addition.
 The 35 homes feature 3- and 4-bedroom floor plans with 2-car garages, ranging from 1,800 to 2,400 square feet. Home prices are in the $275K to $350K range.
 Built by Tim Mays, whose other midrange housing includes Lakeside Crossing and Highland Crossing.
 Economic impact when completed: $11 million.

Providence Phase IV– The final phase of the exclusive Providence Addition, in which are located some of the
finest homes in the region. Located adjacent to the new ArcBest Corporate Headquarters and The HUB, it offers the best Chaffee Crossing has to offer. Providence is expected to be completed in mid-2022.
 Thirteen lots to accommodate luxury homes of between 2,700 and 4,000 square feet.
 Lot prices start at $83,950.
 Home prices in legacy Providence divisions range from $500,000 to $3 million, making it one of the more
exclusive and desired addresses in the region.
 Economic impact when completed: $8 million.

Alianna at The HUB – The second phase of The HUB, Chaffee Crossing’s first true mixed-use development, will soon be a reality. With live, work and play amenities tied together with trails, Alianna represents a standard of living unlike anything Fort Smith has ever seen. Located on Wells Lake Road, the addition will be ready for occupancy in 4Q 2022.
 Development consists of 21 single-family lots in a gated area, 11 of which enjoy direct access to the
Chaffee Crossing trail system.
 Home footprints range from 2,200 to 3200 square feet in 2-, 3-, and 4-bedroom floor plans.
 Alianna continues the many amenities of Phase I including pool, dog park, pavilion, hammocks and
park/greenspace.
 Residents also have access to retail and dining throughout The HUB, including Revel restaurant, Barrels and Brews fine spirits, Salon Savvy and a forthcoming coffee shop and bodega market.
 POA handles lawn care and landscaping, providing true ‘lock it and leave it” lifestyle.
 Economic impact when completed: $30 million.

Coleman, whose career in real estate stretches back 50 years, said the five new developments will reflect the
quality of forethought and smart planning that is ERC’s trademark.

“The dynamic growth Fort Smith is experiencing and will continue to experience will demand housing, all types of housing,” Coleman said. “Since we began our work in Chaffee Crossing about five years ago, we have developed more than 10 new subdivisions. These five much-needed, new and different additions continue our commitment to developing quality neighborhoods with the amenities today’s families expect and deserve.”
