A groundbreaking for the first homes in a new mixed-income neighborhood in Fayetteville is scheduled for March 30, 2022. The ‘Willow Bend’ community will be constructed east of Washington Avenue, in southeastern Fayetteville, with the first new home to be located at 233 E. 10th St. The project is a part of a plan to add affordable housing to the region by Habitat for Humanity of Washington County and Partners for Better Housing.
“All homes feature sustainable, durable and cost-effective green building techniques,” according to the website. “The Willow Bend neighborhood offers sustainable living in a desirable location, at a price that is accessible for working families, seniors and first-time homebuyers. Willow Bend features environmentally-friendly neighborhood design, green homes and achievable homeownership.”
The plan is to build 80 homes in the Willow Bend neighborhood, with one-third of the homes to be sold at market rate to any buyer who wants to live in the neighborhood. Another one-third will be sold at market rate and reserved for homeowners who earn between 80-100 percent of Median Family Income (MFI). The final one-third of the homes will be reserved for qualified home buyers earning less than 80 percent of MFI, who will be able to purchase their home at a $35,000 discount.
The neighborhood will have a “pay it forward program” for families or individuals whose household income is less than 80 percent of Northwest Arkansas’ median family income, helping to make homeownership more attainable.
“The dream of home ownership should not have to wait,” reads a statement on The Willow Bend website. “The Willow Bend Pay it Forward program is designed to bring the dream of homeownership within reach for our neighbors with a broad range of income levels.”
The planned community offers 13 home plans ranging from 700 to 1,700- SF, all with “porches open to green spaces, sidewalks and tree-lined streets, inviting residents to walk, mingle and nurture a shared neighborhood connection.”
