
The commercial real estate market in the business district of Pinnacle Hills, Rogers is growing at a record pace, and will soon include a new medical office. The latest addition will be located at 3720 S. Champion Drive and is developed by Cushman & Wakefield | Sage Partners for Advanced Orthopaedic Specialists’ (AOS) and the Northwest Arkansas Center for Plastic Surgery & Skin Care Center (NWACPS).
Major commercial real estate firm, Cushman & Wakefield | Sage Partners reports that Northwest Arkansas is seeing a demand for Class A office space, and the medical submarket is no exception. With a concentration of new commercial development in the Pinnacle Hills area of Rogers, a strategic decision was made to bring medical into the mix. Due to its immediate access from I-49 and easy-to-describe landmarks for giving directions, the new medical office building is conveniently located and easy for patients to find.
“AOS has been serving Northwest Arkansas for many years through our Fayetteville office. We expanded to Rogers, and we have been well received,” said Dr. Chris Arnold, board certified orthopedic surgeon and native of Northwest Arkansas. “Now it’s time to expand our footprint once again to better serve our patients by investing in a brand new, state-of-the-art medical office right here in Pinnacle Hills.”
A surgical center will be located on the first floor. The second floor will be shared by Advanced Orthopaedic Specialists, led by Dr. Chris Arnold and David Yakin, and The Northwest Arkansas Center for Plastic Surgery, led by Dr. Heath Stacey.
“We’re thrilled to open a second location to serve our patients in Benton County,” said Dr. Heath Stacey, board certified plastic and reconstructive surgeon and fellow native of Northwest Arkansas. “To have a dedicated surgery center on-site will further improve the patient experience at NWACPS.”
Leasable medical office space is available on the third floor. With steel beams in place, the 45,692 sq. ft., three story medical office building will take approximately 12 months to complete. It will be leased and managed by Cushman & Wakefield | Sage Partners.
“This is a vibrant area that is growing quickly with a lot of new construction over the last three years, including office buildings, apartments, and mixed-use developments in the last 12 months alone,” said Tom Allen, President and Principal at Cushman & Wakefield | Sage Partners, who has been heavily involved in the development of the area. “What sets this building apart is that it is the only new construction solely dedicated to medical use.
