Black Apple Community, a new pocket community within walking distance of downtown Bentonville, officially opened this week. The community has a unique, one-of-a-kind view of the Crystal Bridges Museum of American Art and direct access to bike and walking trails. Its design is that of a pocket community, with 11 homes situated on one-acre with a central greenspace.
Designed by Mark Turner and the Falls Church, Va.-based firm, GreenSpur, Black Apple Community is the first pocket community in Arkansas.
“Its purposeful design encourages interaction with neighbors and a sense of community for those wanting a simpler, more active way of life,” explains Michelle Dearing who, along with Tara Limbird of the Limbird Real Estate Group, have been hired to exclusively list for the Black Apple Community. “The rustic design merges the old with the new for a blending of nostalgic and contemporary lifestyle.”
Cutting-edge technologies, pre-formed insulated concrete footers, ductless HVAC systems and structurally insulated panels wrapped in magnesium oxide board are paired with reclaimed wood siding and butcher-block kitchen surfaces. In addition, the homes, ranging in size from one, two or three bedrooms, offer 85 percent more energy efficiency than typical homes of comparable size, according to GreenSpur. Homes range in size from 850 to 1,750 square feet and are priced from $350,000 to $600,000.
Pocket communities have been growing in popularity on both the east and west coasts. The shared greenspace, proximity and front porches facing this common area encourage interaction between neighbors. The Commons building that is part of this collection of homes features entertaining and kitchen space for neighborhood gatherings. Glass doors fold back to integrate indoor/outdoor space. The Commons building offers an underground storm shelter large enough to fit all Black Apple Community residents.
Black Apple Community offers such close proximity to the downtown area that residents can walk to the Bentonville Farmers Market, restaurants, local unique shops on the square or the Crystal Bridges Museum of Art Museum. The neighborhood is also adjacent to the new Razorback Greenway, a 37-mile paved biking and walking trail that connects six towns in Northwest Arkansas, ending in Fayetteville.
